The United States government has two types of sales tax. They are tax deed sales and tax lien certificates. Tax lien certificates are given out to tax payers who are late on paying their taxes. For the most part tax lien certificates have to do with delinquent property taxes. The face value of the lien is the amount of money owed to the government as well as any management costs associated with creating the lien.
Each year the government sells these liens at an auction. This happens in all states but the laws regarding liens differ as well from county to county. This increases the prices and brings in extra profit to the government. While other auctions, liens are sold at face value. Once you have purchased a tax lien certificate you are required to pay the back taxes. In return, the home owner is now in debt to you. Once the lien is sold the home owner is required to pay the lien holder the back taxes, administrative fees, and any interest which has accumulated on the debt.
If the home owner fails to pay the taxes, the court will force the home owner to give up their house to the lien holder. The lien holder now owns the house out right.
The purchasing of tax lien certificates is an investment which is going to guarantee that you get a return on your investment. It is very low risk, easy to understand, and implement. While it differs from state to state, the return on any one tax lien can be as great as 50% and your profit is actually protected by the physical property.
Whether or not the home owner pays you does not make a difference because you will get your money one way or another. This type of investment is high yield without being high risk and is the perfect investment for new investors who are a small amount of capital to spend up front.
